Anyone can roll paint on a wall. Almost nobody preps.
Paint fails from underneath. It peels because the surface was damp, chalky, or glossy when it was coated. It cracks because a seam was never taped. It shows every roller mark because nobody sanded between coats. None of that is visible on the day the job finishes. All of it is visible in year two.
The part of our work that decides whether you are happy in five years takes place before any color goes on: washing, scraping, filling, sanding, caulking, and priming. It is slow, it is not photogenic, and it is the entire difference between a paint job and a finish.
That is also why we quote the way we do. If a quote is dramatically lower than the others, it is almost never better efficiency. It is usually prep that somebody decided to skip, and you will pay for it later at full price.
You are not buying paint. You are buying everything that happens before it.
Five trades, one standard
One room or a whole property, interior or exterior, occupied home or empty unit. The preparation does not change with the size of the job.
Painting
Interior and exterior. Walls, ceilings, trim, doors, cabinets, siding.
Surfaces get washed, scraped, filled and sanded, then spot primed or fully primed depending on what we find. Cut lines are done by hand. Two finish coats unless the substrate needs three.
Drywall Repair
Holes, cracks, water damage, popped seams, failed corner bead.
We cut back to sound board, tape, and skim in stages, sanding between each. Then we match the existing texture so the repair disappears into the wall instead of announcing itself under raking light.
Finish Carpentry
Baseboard, crown, door and window casing, shelving, small repairs.
Mitres cut tight, joints glued and filled, nail holes set below the surface and puttied. Old houses are never square, so scribing to the wall matters more than the cut list.
Deck Refinishing
Washing, sanding, and sealing or staining weathered exterior wood.
Boards are cleaned and allowed to dry to the right moisture level before anything is applied. Coating damp wood is the single most common reason a deck finish lifts within one season.
Cleaning
Post construction and post paint cleanup, plus move in and move out.
Dust from sanding settles for days, so final cleaning happens after the last coat has cured, not the same afternoon. You get the space back ready to use.
How a job actually runs
No surprises is not a slogan, it is a sequence. This is what happens from the first call to the last day.

We come and look
In person, at your house, at no charge. Measuring and seeing the condition of the surfaces is the only way to quote honestly.

You get it in writing
Scope, preparation included, number of coats, start date and finish date. If something is excluded, it says so on the page.

We protect the house first
Floors covered, furniture moved and wrapped, fixtures taped, doorways sealed where sanding will happen. Before any tool comes out.

Prep, then finish
The long part. Washing, filling, sanding, caulking, priming. Only after that does the finish coat go on.

We walk it with you
Together, in daylight, before the equipment leaves. Anything you point out gets fixed then, not scheduled for a return visit.

We clean up and go
Dust, tape, drop cloths, debris, all of it. You should not be cleaning up after the people you hired.
